– Meet the Client at the property to discuss and determine the Advised Letting Value
– Advise the Client on steps that may be required to increase the Letting Value
– Agree terms and conditions to prepare a Letter of Engagement
– Take photographs of the property and agree on inventory of the contents
– Advertise the property on websites
– Source prospective tenants that can provide references
– View the property by appointment only
– Inform the Client of prospective tenants
– Prepare a lease to include inventory of the contents and ‘House Rules’ if applicable
– Furnish the tenant with contact details for maintenance / repair issues that may arise during the tenancy
– Accept a deposit to the value of 1 months rent and 1 months rent in advance
– Inform the tenant of arrangements for rent payment
– Read utility meters and transfer into the tenant’s name
– Register the tenancy with the RTB
– Transfer / pay all monies due to the landlord on the day the tenancy commences.
Collect Rent On Due Date
If rent is not received on due date, we follow up with phone calls / emails to the tenant or if necessary pay a visit to the property. Remittance emailed or posted to the Landlord.
Act As Point Of Contact
For maintenance / repairs that may arise during the tenancy. We have qualified tradesmen to deal with any issues that might arise over a 24-hour period.
Note: No work is carried out on a property without the Landlord being notified (usually by email) unless it is seen as an emergency.
Inspect The Property On A Yearly Basis.
Furnish the Landlord with a report and photographs of the interior and exterior of the property.
Provide The Landlord With A Yearly Financial Report On The Property
Adhere to the terms and conditions of the lease
Meet the tenant at the property for a full inspection with photographs of interior and exterior of the property. Retrieve keys – fobs and buzzers if applicable (Noting cost of replacements)
We expect the property to be handed back in the same condition the tenancy commenced
7 Calculate the amount of the deposit to be deducted to cover breaches of the tenancy.
Take utility meter readings – photograph and change over to the Landlord’s name until the property is re let
Advise tenant to close utility accounts and all other accounts they may have associated with the property: i.e. waste collection, internet, etc.
Provide the Landlord with a report of full inspection checking initial inventory list
Assess the extent of maintenance / repairs necessary and advise the Landlord accordingly
