Property Partners Buggy run a full Property Management/Letting service for all property owners. We deal with large institutional owners and also single property owners. We offer a full service of managing the property on your behalf or we can also do let only. We work very closely with some of the biggest employers in the area, who are always looking for rental properties for their employees and over the last fifteen years or so since we have went down this route of working with them, it has proved very beneficial to both parties.
The following is what we will be doing for you, on us taking over the property on your behalf.
1. We will hold a set of keys to the property at all times which will be security coded.
2. Our office will organize a legal lease to be drawn up which will be signed by the Tenant and either you or us on your behalf. We will hold the lease agreements on file in our office.
3. We will advertise the property with relevant local companies and if required on relevant websites.
4. All viewings will be conducted through our office.
5. We will investigate all potential clients and gain references from them.
6. On finding the correct client we will organize lease agreements to be drawn up and signed.
7. Our office will take ESB and Gas readings and have them transferred into the client’s name.
8. We will register your details with the RTB online.
9. On commencement of the lease, we will collect a month’s rent and a month’s deposit from the new tenant.
10. We will carry out an inventory of all rooms in the property plus external out houses etc.
11. We will set up a direct debit payment with the new tenants for all rents to be paid on time.
12. Seven days after the rent is paid into our office, we will transfer it into your nominated account less our fees and/or any expenses for that period.
13. Our office will carry out inspections on the property during the lease term twice yearly.
14. We will deal with any complaints, breakdowns, replacements etc. on your behalf.
15. At the year end we will prepare your rental income statement for your Accountant to make your tax return.
