Property Appraisal

When you are thinking of selling your property the first step is to get a comprehensive accurate honest appraisal of your property. Brian Mac Mahon will come to your house at any time that suit you, evenings or weekends are not a problem and give you a free appraisal and recommend in agreement with yourself what the current market value is, and how best to attract viewers and obtain the best possible price for your property. Brian is a member of IPAV (The institute of professional auctioneers and valuers) and REV (Recognised European Valuer), and has vast experience and in-depth knowledge of both property and the property market having spent the last 20 years working in this industry. Brian will always provide a professional, efficient, confidential and friendly service.

Mortgage Valuations

When you are buying a property and getting finance from a bank. The bank will require a chosen panel member to carry out a valuation on the property being mortgaged.

Probate Valuations

Probate valuation is a legal valuation of a person’s assets and estate on the date they pass away. This valuation is required to calculate the tax liability for the beneficiaries of the will. Essentially, probate is the process by which the Executors distribute the estate as per the deceased person’s last will and testament. In the event that a will was not made the assets will still need to be valued in order to execute probate. This can be a difficult and emotional time, but Brian will work with you at a time that is convenient to you to ensure all properties in an estate are valued and that all documents are passed in a timely manner to the relevant solicitor.

Family Valuations

We handle family valuation, be it in the matter of divorce, separation or gifting of a property to other family members. We understand that a fair and accurate property valuation carried out in a timely manner can relieve some of the pressure families are under at such times.

Property Tax Valuations

The local property tax (LPT) is annual self-assessed tax charged on the market value of all residential properties in Ireland. It came into effect on 1 July 2013 and is collected by the Revenue Commissioners. www.revenue.ie/en/tax/lpt/liability.html LPT tax is applied at a mid-range in various bands. Each property owner can assess the property band in which they fall into themselves, or if you wish a Valuer can provide a valuation. Selling a house

When you decide to sell your property Brian will come and carry out a Free Appraisal. Brian has a vast knowledge of his area and will discuss in full what the asking price should be and what marketing strategy he would recommend. There are a few steps to be carried out at this stage as outlined by the property regulator;

  1. 1. A property services agreement. This document details the agreement made between the auctioneer and the vendor. All the terms and conditions are laid out and this document is signed both by the vendor and the auctioneer. 2. The vendor instruction letter detailing and any actions required to be completed by either party, e.g. the BER would need to be carried if not already completed. 3. A statement of advised marketing value (AMV). 4. A marketing proposal.
Once all of these documents are completed and agreed, a full colour brochure will be produced in our office and displayed in our offices and on all the leading websites. Generally a marketing fee is paid at this stage to cover the cost of the brochure, websites, and all ‘For Sale’ signs. Brian works tirelessly to ensure maximum exposure of your property and ensures the best possible value is obtained for your property. He will accompany all viewers to your property and show the property to its strengths.
